Many valley homes are in HOAs, country clubs, and condo associations. When water moves between units or comes from a common area, who pays and who repairs depends on the association's governing documents (CC&Rs) and the insurance involved.
First steps
- Stop the water if it is inside your unit, and alert neighbors if water may reach them.
- Notify the HOA or management company in writing, with photos.
- Call your insurer; condo owners often have an HO-6 policy that covers interior finishes.
- Ask the HOA whether its master policy or vendor will handle any part of the repair.

- Is the source a common-area pipe or roof, or part of my unit?
- Which parts does the association insure?
- Does the association require specific contractors or approvals?
- How are costs shared between units?
